Early mortgage payments are mostly interest, and that split changes slowly. Seeing the schedule is what makes the case for an extra payment concrete: a single additional payment early in the term removes far more total interest than the same payment made years later. Break-even is the number that decides a refinance
A lower rate is not automatically worth taking. Closing costs have to be recovered from the monthly saving before the refinance is ahead, and if you move or refinance again before that month arrives, it cost you money. The refinance tools put the break-even month on screen as the headline figure rather than burying it.
Affordability versus approval
What a lender will approve and what leaves you comfortable are different numbers, and the gap between them is where most financial stress originates. These calculators show the debt-to-income ratio alongside the payment so both are visible at once. Rates are inputs, never assumptions, and every page states that its output is a planning estimate rather than a lending decision.
